Repair or Replace? How to Decide on an Aging AC or Furnace

The Five Inputs
Equipment age against expected life, the repair cost as a share of replacement cost, the refrigerant type, the realistic efficiency gain in your climate and utility rates, and whether you have unsolved comfort problems that a new box alone will not fix. Any contractor skipping these is selling, not advising.
Age Benchmarks
Air conditioners and heat pumps typically last 12 to 17 years, gas furnaces 15 to 25 years, and ductless mini-splits 12 to 18 years. Coastal salt air, poor maintenance and oversized equipment all shorten those numbers considerably.
The Refrigerant Question
If your system uses R-22, any repair involving refrigerant gets expensive fast because supply is phased out. A leaking R-22 evaporator coil is one of the clearest replace-now scenarios in residential HVAC.
Do the Cost Ratio Math
Repair when the cost is under roughly 30 percent of replacement and the unit is young. Think hard between 30 and 50 percent. Replace above 50 percent, or when a second major failure hits within a year or two.
Efficiency Gains Are Real but Oversold
Moving from a 10 SEER unit to a modern high-SEER2 system can cut cooling energy substantially, and in hot climates with high electric rates that alone can justify replacement. In mild climates with low rates, the payback stretches out and repair often makes more sense.
Fix the House, Not Just the Box
If you have hot upstairs rooms, a clammy basement or rooms that never get air, new equipment will disappoint you. Duct leakage, undersized returns, missing insulation and bad zoning have to be addressed in the same project or the comfort complaint survives the purchase.
What a Good Replacement Quote Includes
A load calculation rather than tonnage matching, static pressure measurement, a duct and line-set evaluation, permit and inspection handling, refrigerant recovery and recycling, warranty registration, commissioning readings on paper, and a clear itemized price with financing options.
